 On the Day of Handover

Before Leaving

Carry the following items 
  • Owner/GPA identification card taking the handover
  • Cheque Book, if you wish to start interiors soon
  • Torch (Optional)
  • Measuring tape (Optional)
  • Water Bottle
  • Mats if someone coming along might not be able to stand for long in the flat.
  • Come prepared to stay at site for atleast 2 hours.

At the Marketing Office of Brigade Utopia

  • Reach the office on time and ask for Goverdhan/Vishwanath at the reception
  • Let them know your block and flat's handover planned for the day. Ensure you mention the Block (Eden/Serene), as flats names could be similar.
  • The flat preparation starts and you will be taken there in some while.

At the flat

  • A red carpet awaits you, you cut the red ribbon
  • You will be then run through the flat features and various installations done by the Builder

Most Important : Your own inspection of the flat

  • Once the Brigade representative is done showing you the flat, you should inspect the flat and spend ample time to get the snag list prepared.
  • The list of things to check are listed below

Rooms

  • Check the laying of tile and its unevenness, with footwear on walk scrapping the floor and see if you hit a tile notch, which might topple you.
  • Check for Tile grouting gaps and ask for for filling them wherever found
  • Tap the tiles wherever possible to check hollowness in base below.
  • The wooden flooring may be laid unevenly or have gaps, there might be cracks in the wooden pieces, ask for fixing those issues
  • Look for seepage/damps on the walls and cracks in the putty work if any.
  • View the wall perpendicularly to see the paint patches. 
  • Confirm if the wall painting is done; not primer or just putty.
  • Check for scratches/dents on the tiles/walls.

Bathrooms

  • Check if the water flow is towards the outlet in the bathroom
  • Check for stones in the commode
  • Check for flush working fine.
  • Keep the commode lid up and check it stays that way, should not fall down. If so, get it replaced.
  • Check for the soft closing function of the commode lid
  • Check the taps and shower
  • Check the false ceiling.
  • Check if the windows there close properly
  • Since there wont be any power supply, use mobile torch to check the tiles in the bathroom

Kitchen

  • Check for leakage from taps if any.
  • Check if the kitchen water outlets are not blocked
  • Check if the chinmey pipe exhaust core cutting is done proper and finished well.
  • Check if the GAIL Pipe core cutting is seal around the pipe.
  • Ask the builder representative to show the dedicated Grey/Black water outlets in the kitchen if provisioned.

Balcony

  • Check if the tiles are clean and not broken.
  • Check if the floor slope lets water flow towards the water outlet and doesn't stagnate
  • Check for putty work cracks here too
  • Check for the maintenance shaft being closed properly.
  • Check the balcony door and if its sliding function is smooth
  • Check if the sliding door locks are working and not very jammed to use.
  • Check for cracks on the sliding door glass.
  • Check if the railing is sturdy and fit properly
  • Check for painting done on railing and rusting issues.

Doors

  • The main door should be polished
  • Main Door Frame being are installed correctly and not bulging. Remove the red carpet and check with torch if not having sufficient light there.
  • Check the locks and see if they work with the keys well.
  • Check the door handles are not overused, lose, rusted or having polish marks.
  • Check for dents on the door/frames at all doors
  • Check for brown wax work done on doors to hide damages.

Windows

  • Check frame-wall gaps to avoid water seepage during rain
  • Check glass for cracks
  • Check the window panes close properly and locks right
  • Check if the glass exterior is clean or not, ask when will they clean

Flat Exterior

  • Check for cleanliness of flat exterior, no paan spits/different paint/cement/damages
  • Check if the Gail pipe entry is sealed to prevent rainwater ingress
  • Check if your window frames exteriors have the protective films removed
  • Check for water logging in service bays outside your flat.
  • Check the AC outlets are covered

Before leaving the flat

  • Ensure the snaglist is noted in the handover acknowledgment doc and agreed to be fixed
  • For there are fixes to be done, one key on Main Door shall be kept by the Builder to fix things

Before heading back to the Marketing Office

  • Insist on being shown your parking slot, the letterbox and your Bescom Meter
  • Ask to be shown the common amenities for your Block if possible.

Back at the Marketing Office

  • You will be required to sign the handover acknowledgment
  • Then the following items shall be handed over to you
    - Copy of the Registered Sale Deed
    - Possession Letter
    - Car Parking Allotment Letter
    - BESCOM NOC
    - Copy of the handover acknowledgment you just signed
    - Interior Guidelines and Work Permit form
  • You should ideally get the following keys
    - Doors in the flat
    - Keys for letterbox
    - Keys for windows wherever such a provision is made
  • Ask for the Vehicle Stickers for you own a parking at the Estate Management Office
  • Finally get an estimated timeline by when you snags shall be fixed, Follow ups are very much required for things to get done in time.
